Don’t forget though that if you have carpets, curtains or blinds etc in the property, they will fall under contents. With most buy to let insurance products the tenant’s possessions are not covered, tenants generally need to insure their personal items themselves.

Liability Insurance

This is where the buy to let insurance stands out as being most different from standard home insurance. This insurance will protect you if a tenant or a visitor to the property should make a personal injury claim against you. Personal injury claims increase each year so it is a real possibility.

On top of these basics there are extra features you can take advantage of, such as rent guarantee, which pays out if for example your tenant leaves without giving notice or refuses to pay their rent. You can also get additional legal cover to help with costs associated with evicting tenants, or tracking down tenants that owe you money. You may also want to consider cover for malicious damage. In general, a policy won’t pay out if your tenant purposefully wrecks your property unless you have malicious damage cover in place. Sadly this is quite a common occurrence.

Get your Caravan Insured

It’s really important to insure your caravan. These days you can get insurance polices specifically for caravans, not just as an extra added on to your home insurance.

Caravans are very expensive. I think ours is the most expensive thing we’ve bought other than our house. We couldn’t afford to replace it if it was destroyed in a fire or stolen, so we have a caravan insurance policy in place.

We searched the internet and got several quotes, we didn’t go with the cheapest, but we did find a good deal that covered us for everything we needed. We also got a discount because we have a tracking device fitted. We did look at a cheaper policy, but they had quite strict requirements about where we could stay and still be covered. We do sometimes go off with the caravan without having booked a site, and just pull up somewhere on our journey or ring from a local pub etc., so that cheaper policy didn’t suit us at all. It’s obviously a good idea to read all the small print as we could easily have bought that policy with it being cheaper, but half the time we’re out in the caravan we wouldn’t actually be covered!

We’ve only claimed on the insurance once. At first I didn’t know if it was even worth putting in a claim. We had a bump and one of the side panels was dented. Then I found out how much it costs to repair and I’m very glad we were insured as I think we would have just have had to leave it dented forever, and of course that would also have affected the resale value should we wish to upgrade and sell this one on. It was pretty simple to sort out with the insurance company though, so I feel that our policy has paid for itself already really.

Another thing that was important to us when looking for our policy, was to have our awning insured. It’s another pricey piece of caravan kit, and I did find several polices that didn’t include awnings so do check that when getting quotes, if you have an awning on your caravan.

When your claim has been verified you’ll then be asked to pay any excess you may have associated with your policy and then your claim will be processed.

If you are claiming on Buildings Insurance then you will be paid the cost of repairing the damage, if you are claiming for contents then your claim may be settled in various ways. You could be given the cost of replacing the item as new, paying the cost of repairing your item or offering you a cash payment that may be less due to the age or condition of the item.

Remember, many insurance companies will only cover high value items up to a certain amount unless you list them individually on your application form, so if you have high value items, perhaps an antique or a top of the range stereo system, then do make sure they are actually included in your house insurance for their full value or you may find you can only claim part of their value should they be damaged or stolen.

Get your house insurance sorted for winter

Last year was the coldest winter for over 60 years; there were a record number of insurance claims for burst pipes. The average cost to fix was around £2000. That’s not a sum of money a lot of us have spare, but other than taking some precautions such as keeping your house warm and making sure all your pipes are lagged, there is little you can do to prevent a burst or frozen pipe. We had frozen pipes ourselves last winter, the pipes within the house are well lagged, but the plumber thought the ice blockage was actually outside where the pipes run under the drive, before they reach the house. Luckily for us the pipes did not burst, but I can’t imagine how much it would have cost if they had, and the whole drive had had to be dug up to fix it.

As well as frozen pipes, there are often many claims for storm damage during the winter months. A strong wind can easily dislodge roof tiles and if the rain gets in yet more damage can be caused, that will only get worse if it isn’t dealt with quickly.

Many insurers will supply you with an emergency help line so if you do have an incident, a burst pipe for example, there’s no need to panic, you can call them and they will advise you on what to do, they may well send round an emergency plumber, as obviously if they can get the problem fixed quickly for you, it will limit the damage and therefore reduce the cost of any claim you may need to make. It’s a system that works well for everyone.

Now is the time to get your home insurance in place, or check your current policy to make sure you are fully covered for whatever the winter weather throws at us this time!  It’s also worth thinking about Christmas. You’re likely to have Christmas presents in your home, so make sure they are fully covered on your contents insurance. Burglaries increase around Christmas as thieves know there are likely to be brand new electrical items such as laptops and mobile phones, sat under the tree where they’re easy to find!
